Protecting Homes. Preserving Capital.
Section 8 Residential Investment Fund.

Presidia Residential is Clotine's investment vertical dedicated to institutional-quality affordable housing. We believe Section 8 housing belongs in the neighborhoods where families have the best chance to thrive — not just where it's cheapest to buy — because access to good schools, safe streets, and community resources shouldn't be reserved for higher-income households alone.
Michael Bauman, Presidia's founder, brings an operator's discipline built from scaling and exiting an eight-figure business, and now applies that same rigor to sourcing, underwriting, and stewarding tenant-occupied homes. Clotine CEO and Founder, Dan Abbate serves on Presidia's advisory board, drawing on more than two decades investing across real estate and capital markets. We see residents as people building their lives, not line items; and we believe the strongest investments are the ones where financial performance and genuine community impact move in the same direction.

Merchant Processing Residual Deal
10% Preferred Return:
Annualized
Coastal Plains Funding is Clotine's investment vertical focused on merchant processing residuals. We are drawn to the durability of the underlying revenue: every time a participating merchant runs a credit card transaction, a small processing fee is generated — a recurring, contractual income stream tied to everyday consumer spending rather than any single company's fortunes.
Dan Abbate sits on Coastal Plains' advisory board, bringing over two decades of experience across real estate debt, equity, and structured capital solutions. The approach is disciplined: rigorous diligence on the underlying manager and merchant portfolio, contractual protections built into every deal, and active monitoring throughout the investment term. It's a way to participate in the infrastructure behind everyday commerce — steady, unglamorous, and built to last.
